Types of Glass Rooms We Build
Garden glass rooms
Extend your living room into the garden with an aluminium-framed glass room. Most garden rooms are paired with aluminium bifold doors or slim sliding doors, so the whole front can open up in the cooler months and close tight in summer.
Terrace and patio glass rooms
Enclose an existing terrace or covered patio to create a room you can use all year: a lounge, dining area, home office or play room. Where a slab or roof already exists, the glass room is built to fit it.
Rooftop glass rooms
Penthouse and villa roofs offer the best views but face the most sun and wind. Rooftop rooms need careful attention to wind exposure, roof loading and the roof specification, which we assess during the site survey.
Glass-roof rooms and conservatories
A glazed roof gives the most daylight. In the UAE it must be combined with solar-control glass and shading, otherwise the room overheats. See our skylights and glass roofs.
Built for Dubai Heat
In the UAE a glass room is mainly a heat-control problem. The rooms that stay comfortable are the ones specified for it from day one, layer by layer.

- Roof
- An insulated solid roof keeps a room far cooler than an all-glass roof. If you want overhead light, add a glazed section rather than glazing the whole roof.
- Glass
- Double-glazed units with solar-control or low-E coatings cut solar heat gain compared with single clear glass. Overhead glass should use a laminated inner pane for safety.
- Frames
- Thermal-break aluminium profiles stop the frame itself conducting outside heat into the room.
- Shading
- External shading such as an aluminium pergola stops heat before it reaches the glass, which internal blinds cannot do.
- Cooling
- Plan air conditioning from the start, sized by your HVAC contractor for the room's glass area and orientation. Openable panels let you ventilate naturally in winter.
- Sand and dust
- Good seals, drainage and easy-clean tracks keep the room tight and the doors running smoothly.

What Affects the Price of a Glass Room?
Every glass room is quoted individually because a few choices drive most of the cost:
- Size and height of the room
- Roof type: insulated panels, glass, or a mix
- Glass specification: double glazing, solar-control and laminated layers
- Door system: bifold, slim sliding or frameless folding
- Frame finish and colour
- Site conditions: existing slab, foundations, access and roof level
- Extras such as shading, lighting, blinds and AC preparation

Approvals and Community Rules
Most Dubai villa communities control external changes, and a glass room usually needs approval from your master developer or community management before work starts. Requirements differ between communities and between authorities, so check with your community first.

Glass Room FAQs
Can a glass room be used in summer in Dubai?
Yes, if it is designed for it: solar-control double glazing, an insulated or shaded roof, thermal-break frames and correctly sized air conditioning. A room built with single clear glass and a glass roof will overheat.
How much does a glass room cost in Dubai?

Do I need approval to build a glass room?
Usually yes. Most villa communities require approval for external modifications. Check with your community management; we can provide the technical details for your application.
Is a glass roof or a solid roof better?
A solid insulated roof is cooler and cheaper to run. A glass roof gives more daylight but needs solar-control glass and shading in the UAE. Many clients choose a solid roof with a glazed section.
Can the glass room open fully in winter?
Yes. With bifold doors most of the front can open; slim sliding doors open a large part of the width while giving bigger glass panels when closed.
