There is no single price for a glass room in Dubai, because every one is made to measure. The cost depends on nine things: the size and shape, where it sits, the base it stands on, the aluminium frame system, the roof, the glass, the doors, how it will be cooled and shaded, and the approvals and site access it needs. Why glass room prices vary so much

Two glass rooms of the same floor area can be priced very differently. A simple lean-to against a ground-floor villa wall, with a fixed roof and one sliding door, is a far smaller job than a free-standing rooftop room with a glazed roof, folding doors on three sides and its own air conditioning. Most of the difference comes from the specification, not the square metres.

That is also why a price per square metre quoted over the phone is rarely reliable. Until the opening sizes, roof type, glass and site conditions are known, any figure is a guess.

The 9 factors that decide the cost

1. Size and shape

Larger rooms need more aluminium, more glass and more installation time. Shape matters as much as area: a straight rectangle uses standard profiles and fewer joints, while angled corners, curved sections or a pitched gable roof add fabrication and fitting work.

2. Where the room is built

A garden room at ground level is usually the most straightforward. Terrace and rooftop rooms bring extra considerations: wind exposure is higher, the existing slab and waterproofing must be checked, and materials may need lifting equipment to reach the roof. Each of these can add engineering and labour to the job.

3. Foundations and base

The frame needs a level, sound base. Some sites already have a suitable tiled patio or slab; others need a new concrete base, a raised floor or drainage work before the frame goes in. This is one of the costs most often missed when comparing quotes, so check whether it is included.

4. Aluminium frame system and finish

Standard aluminium profiles cost less than thermal-break aluminium, which has an insulating barrier inside the frame to reduce heat transfer. In the UAE climate, the frame is part of how comfortable the room feels in summer. Colour also affects the price: standard powder-coat colours are the simplest, while special finishes or dual-colour frames (a different colour inside and out) add cost.

5. Roof type

The roof has a large effect on both cost and comfort. A fully glazed roof gives the most light but takes the most sun, so it needs a careful glass specification. An insulated solid roof is cooler but darker. Many villa owners choose a combination: an insulated roof with glass skylight sections to bring in daylight. Roof span and rainwater drainage also affect the structure needed.

6. Glass specification

Glass is usually the biggest single variable. Single glazing is the cheapest but performs worst in heat. Double-glazed units with solar-control or low-E coatings cost more but reduce the heat and glare entering the room. Overhead glass is normally specified as laminated safety glass, which costs more than standard toughened glass. Larger panes, tints and special coatings all add to the price.

7. Doors and opening sections

How the room opens to the garden or terrace changes the budget considerably. Fixed glass is the most economical. Slim sliding doors give wide views with minimal frames, while aluminium bifold doors can open almost the whole side of the room. 8. Cooling, shading, ventilation and electrics

A glass room in the UAE has to be planned for summer. That may mean a split AC unit, ceiling fans, opening roof vents, external or internal shading, lighting and power points. Most villa communities need a no-objection certificate (NOC) for an external structure, and some projects also need a building permit and drawings. Preparing these takes time and may involve fees.   • Are AC, shading, lighting and electrics included?
  • Who prepares the drawings and approval documents?
  • What warranty is offered on the frame, glass, hardware and sealing?

A lower price that leaves out the base, the approvals or the cooling can end up costing more once those items are added.
