A bay window projects outward from the wall of a house, creating extra floor space inside and views in several directions. In UAE villas, bay windows bring in light and character, and can make a comfortable reading nook or a brighter dining corner. Because they catch sun from more than one side, the glass, roof and frame need careful choice. This guide covers the shapes, glazing and heat control to think about.
See our aluminium windows page for the window systems we install.
Common bay window shapes
- Angled bay. A centre window with two side windows set at an angle, usually 30 or 45 degrees. The classic bay shape.
- Box bay. Side windows at 90 degrees to the wall, giving a squared-off projection and a deeper seat or shelf.
- Bow window. Several equal windows forming a gentle curve.
- Oriel window. A bay on an upper floor, supported by brackets or the structure below.
The shape you choose affects how much floor space you gain and how the roof over the bay is built.
Uses inside the home
- A window seat or reading nook
- A breakfast table in the kitchen
- Extra space in a living room or bedroom
- A desk with natural light in a home office
Heat control: the main UAE consideration
A bay window faces the sun from several angles, so it can let in much more heat than a flat window of the same width. Three choices make the biggest difference:
Orientation
South- and west-facing bays catch the strongest sun. If you can choose, these walls benefit most from shading and high-performance glass.
Glass
Double-glazed units with solar-control or low-E coatings reduce heat and glare while keeping the view. Tinted glass is another option, though it darkens the room.
Frames
Thermal-break aluminium reduces heat passing through the frame, which matters on a bay because there is more frame than on a flat window.
The roof over the bay
A ground-floor bay needs its own small roof, which must be waterproofed and joined neatly to the wall. On upper floors, the bay may sit under an overhang. Ask how the roof will be insulated and sealed, as a poorly detailed bay roof can let in heat and water.
Opening sections and ventilation
Bays can be fully fixed or include opening sections. Sliding or casement side windows let air through in the cooler months. Discuss which window types are available for your bay, and include insect screens if the sections will open.
Aluminium compared with other frames
| Point | Aluminium | uPVC | Timber |
|---|---|---|---|
| Frame size | Slim frames, more glass | Bulkier frames | Bulkier frames |
| UAE sun and heat | Stable, with thermal-break option | Check heat and UV ratings for UAE sun | Needs regular protection |
| Maintenance | Low | Low | Higher |
| Colours | Wide range, dual-colour possible | Limited | Natural finishes |
New build or adding a bay to an existing villa
Bays are easiest to design into a new build. Adding one to an existing villa means changing the wall, foundations and roof, and usually needs community approval. Our approvals guide explains the typical process for external changes.
What affects the price
- Bay shape, size and number of panes
- Glass specification
- Thermal-break frames and colour
- Opening sections and insect screens
- Roof, structure and builder's work
We confirm these on your quotation after a site survey.
Frequently asked questions
Do bay windows make a room hotter?
They can, because they catch more sun. Solar-control double glazing, thermal-break frames and shading keep the room comfortable.
Can bay windows open?
Yes. The side or centre sections can be sliding or casement windows.
Is aluminium good for bay windows in the UAE?
Yes. It allows slim frames and large glass, and thermal-break profiles improve heat performance.
Do I need approval for a bay window?
Adding a bay to an existing villa usually needs community approval because it changes the exterior.
