Pivot Door or Hinged Door? Choosing a Villa Entrance in Dubai

A side-by-side comparison of pivot and hinged entrance doors for UAE villas: size, sealing, security, installation and what affects the price.

A pivot door turns on a pivot set into the floor and the head of the frame, instead of on hinges along one side. This lets a single door be much wider and heavier than a hinged door, which is why pivot doors are popular as statement entrances for Dubai villas. A hinged door is simpler, more familiar and suits a wider range of openings. This guide compares the two so you can choose the right entrance.

How a pivot door works

The pivot point sits a short distance in from the edge of the door, not at the edge itself. When the door opens, one part swings outward and the smaller part swings inward. The weight is carried down through the floor pivot rather than hanging off the frame, which is what allows larger panels.

Many pivot doors use a hydraulic floor spring or a closer in the pivot to control the speed of opening and closing and to hold the door open at set angles.

How a hinged door works

A hinged door hangs from two or more hinges on one edge of the frame. The frame and hinges carry the weight, so door size is limited by what the hinges and frame can support. Hinged doors are familiar, quick to install and easy to fit with standard locks and accessories.

Size and weight

Size is the main reason people choose a pivot door. Because the floor pivot carries the load, a pivot door can be made in proportions that would strain a hinged frame. The maximum size depends on the system, the glass or panel material and the pivot hardware. We confirm the size limits for your opening on the quotation.

Sealing against heat and dust

A pivot door has a gap all around it, and on a main entrance in the UAE that gap has to keep out hot air, dust and noise. Ask how the door is sealed at the top, bottom and pivot side, and whether a drop seal or threshold is included. A hinged door generally seals more simply because the hinge side sits tight against the frame.

If your entrance faces the afternoon sun, consider the door panel itself too. Glass panels can use double-glazed glass, and aluminium frames can use thermal-break profiles.

Security and locking

Both door types can be fitted with multi-point locks, smart locks and access control, but pivot doors may need specific hardware because of their size and the way they swing. Confirm the locking system, handle style and any smart-home integration when you request a quote.

Floor and installation

A pivot door needs a floor pivot fixed into a solid base, so the floor build-up, tiles and any underfloor services must be considered. This is easiest on a new build or a full entrance renovation. In an existing villa, a site survey confirms whether the floor and head of the opening can take a pivot.

What affects the price

  • Door width, height and weight
  • Panel material: aluminium, glass or a combination
  • Pivot hardware and floor spring
  • Locks, handles and smart access
  • Seals and threshold details
  • Floor and structural work at the opening

We confirm all of these after a site visit.

Which should you choose?

Choose a pivot door if the entrance is wide or tall, the door is a design feature, and the floor can take a pivot. Choose a hinged door for standard openings, side entrances and internal doors, or where floor work is not practical. Frequently asked questions

Are pivot doors hard to open?

A well-set pivot with the right floor spring opens smoothly, even on a large door. The hardware is chosen to match the door weight.

Can a pivot door be fitted to an existing villa?

Often yes, but it depends on the floor and the opening. A site survey confirms what is possible.

Are pivot doors secure?

They can be fitted with multi-point and smart locks. Confirm the locking specification on your quotation.

Can pivot doors be glass?

Yes. Glass and aluminium-framed glass pivot doors are common for modern entrances. Safety glass is used.

Do you install in Abu Dhabi?

Yes. We install doors across Dubai, Abu Dhabi and the UAE.
